Getting Organized
Documents any serious buyer will ask about
You don’t need all of this to start a conversation — but gathering it early makes every step that follows easier.
- Current rent roll and unit mix
- Two to three years of income and expense statements
- Occupancy history
- Property tax bills
- Insurance declarations page
- Survey, site plan, or title documents you have on hand
- Any service contracts (management software, gate, security)
- A list of recent repairs and capital improvements

- Are you buying the facility yourself, or assigning the contract to someone else?
- How is the purchase being funded?
- What happens to my employees and my tenants after closing?
- What does your process and timeline look like?
